Photographs create the very first impression that buyers have of your property! In fact- it could be the whole reason why they decide to click on the listing at all. Therefore, getting your home photo-ready to show its full potential to interested buyers is an essential part of the selling process! You can see some of our suggestions below.
Declutter
First of all, take a look around each room and ask yourself- what do I notice first? If you find yourself inspecting and looking at all the clutter occupying the surfaces of your kitchen, bathroom, and pretty much every room, make sure that it is all gone before the agent turns up to take the photographs. Decluttering and putting unnecessary objects away makes your home appear tidy and clean, which can be a major selling point.
Remove Personalised Items
It's important for potential buyers to visualise themselves living in your home. Personal items, toys and photos could make this harder, indicating the property already belongs to somebody else. Which, of course, is normal as you currently live there. However, temporarily putting frames and personal objects away can create a more "neutral" feeling and help buyers envision themselves in the property.
Clean All Surfaces
Similarly to decluttering, you want to make sure that there is no random objects laying around the floor or your kitchen worktops. If you have boxes and bags on top of your wall units and wardrobe, or even under the bed, try putting everything away before the photos are taken. You can put them temporarily in your garden shed, storage area or car.
Subtle Decorations
As much as buyers appreciate a clean and organised home, they also want to feel that "homey" vibe coming from your property. Adding seasonal flowers and decorations or candles and cushions, for example, can help you create a cosy welcoming environment.
Clean Outdoor Spaces
The outside of your property matters too! Move cars from the driveway, or the front street, to focus attention on the property itself, store away the bins and any outdoor clutter to create a clean finished look. Mow the lawn, trim bushes and hedges, weed flower beds, and clear fallen leaves to present a well-kept exterior.
