As you may well have heard there has been welcome news regarding stamp duty. With immediate effect there is a new threshold for Stamp Duty of £500,000 which will apply until 31 March 2021. This means any buyer purchasing a primary residential property up to the value of £500,000, will be exempt from paying Stamp Duty. According to a release by the Government the exemption will apply to all primary residential property purchases regardless of whether the purchaser is a first-time buyer or someone who has owned a property before. Stamp Duty only starts being paid on amounts above this figure.

Three month mortgage payment holiday for buy-to-let landlords

The chancellor’s promise of a three-month mortgage payment holiday to customers affected by coronavirus has been extended to buy-to-let borrowers whose tenants are experiencing financial difficulties due to coronavirus, the government has confirmed. The protection for landlords is designed to ensure that they do not have to handle unmanageable debts after the government said that no renter in either social or private accommodation will be forced out of their home during this difficult time. Emergency legislation will be taken forward as an urgent priority so that landlords are not permitted to start proceedings to evict tenants for at least a three-month period, ensuring that no renters need to be concerned about the threat of eviction. The housing secretary, Robert Jenrick, said: “The government is clear – no renter who has lost income due to coronavirus will be forced out of their home, nor will any landlord face unmanageable debts.

Get out in the open air as much as you can, stay sane, stay well. ‘At this time of everything closing the National Trust have agreed to remove all pay barriers from National Trust parks and Gardens. This is in response to do what we can for everyone at this time to support social distancing and the need to be outside in nature for our own mental wellbeing. It will mean that all the grounds behind pay barriers will now be open for everyone. In addition all carparking chargers will be removed. You can enjoy the open space and keep your social distance as per the government advice. We will however be closing all cafes, houses, retail, and cancelling events. So take a flask and a sandwich. There is no commercial drive behind this, it will cost the charity a significant loss in income - but we acknowledge mental health and wellbeing at this time is the priority. Also, the National Parks are free and always open. Stay at home as much as you can, but when you need it - nature is there for you and free’.

Due to the impact of the COVID-19 virus, we are monitoring very closely the government guidance and will assess tenants rental payments from those affected by loss of income on a case by case basis. As such, there is no government guidance on payment holidays or freezing of mortgage payments for landlords who have mortgages to pay as they have done in other countries however, should this change and tenants do find themselves in a situation which is out of their control, then this may well be reviewed.
